Approval of 20-year old housing site at risk of losing allocation gains permission

a further win in early 2023 for Richard Roberts, with planning approved for nine dwellings in Bubwith, east riding.


Thanks to early public engagement by the Richard Roberts team, there was vocal support from the parish and community for this site, with no objections over the course of the application. The main issues to address included the out of date ‘Habitat Risk Assessment’ for the allocation which did not take into account the potential impact of the development on the local wildlife reserve.

Richard Roberts and their team provided a site specific ‘Habitat Risk Assessment’ which assessed likely impacts and put in place mitigation, which went through 3 rounds of Natural England scrutiny before acceptance, then being adopted into formal policy by East Riding Council.

The allocation required an element of affordable housing, and the scheme delivers 2 affordable units as ‘first homes’, being sold at a 30% discount on market value.

The site was due to be deallocated due to lack of progress, with the local authority not being convinced that the landowner intended to bring the site forward. After years of having developers offer options - which they were too concerned would not maximise the value - Richard Roberts offered ‘the only real alternative’.
