Our Proposals
The application will demonstrate the feasibility of delivering approximately 100 residential homes on land north of Easton Road, Bridlington, along with areas of open space and roads, footpaths and other infrastructure.
The scheme will comprise a mixture of 1, 2, 3 and 4-bedroom homes, a mixture of detached, semi-detached and terraces.
A range of properties will be designated as affordable housing, in line with local policy.
Each dwelling will have private parking and private amenity space.
The Site
The site constitutes approximately 20% of the land allocated as site ‘BRID-C’ in the adopted East Riding Local Plan.
The site has been earmarked for residential development since 1997 and is retained as a draft allocation in the emerging Local Plan.
The Applicant
Richard Roberts is a land promoter focussed on gaining planning permission for high quality developments that complement and add value to local communities and deliver much-needed housing, as well as getting successful outcomes for local landowners.
We are extremely careful in our selection of sites, choosing sensible locations in places where we believe there is an evidenced housing need, and it is always a main focus to engage with the local community as much as possible, to listen and take into account all views and comments.
Technical
Access to the site is technically possible at two locations on Easton Road. A Transport Statement will be submitted in support of the application.
Highway improvement works are likely to be required in the vicinity of the development site, to account for the increased traffic levels generated.
Surface water drainage is to be attenuated on site and discharged at a controlled rate into public sewers.
Yorkshire Water has confirmed sewer capacities for surface water and foul.
Ecology and tree surveys have been undertaken. Higher value trees and habitats will be retained and incorporated into the proposals. 10% Biodiversity Net Gain will be delivered on or off-site depending on final scheme design and landscaping proposals.
Other technical matters such as archaeology/heritage/ground conditions will be addressed within the planning application.
